During the pre WWII years, when trade was still done locally and the agriculture industry was lucrative in the Tuscan region of Italy, the Lotti-Gaggia family bought Tenuta San Carlo from the Ponticelli family (owners of La Trappola adjacent to Tenuta San Carlo).

The original stretch of land was bought in 1936 as an investment, but Tenuta San Carlo soon developed into a fully functioning farm with thirty farmhands, cattle, horses,

and other livestock such as pigs and chickens.

During WWII Tenuta San Carlo was occupied by both Americans and Germans. The Lotti-Gaggia family almost lost the property at the height of the war when the Americans decided the ocean side of the property was a dangerous war zone. Luckily the Lotti-Gaggia family was able to keep the property.

In the 1960’s, due to land reforms, the family lost a large portion of their land. Tenuta San Carlo was reduced to its present size, which is half of its original size. Nonetheless, Tenuta San Carlo continued to flourish as a developing farm, immersed in the agriculture industry as well as the breeding of cattle and horses.

In 1975 il Parco Regionale Della Maremma was instituted, and Tenuta San Carlo, being one of the last undeveloped stretches of land in the region of Tuscany, fell under the protection of the park. It was recognized as being an area vital to the survival of the typical wildlife of the region, and therefore received full protection under the new environmental policies instated by the Italian government in an effort to preserve the natural ambient for the endangered flora and fauna of the region.
